Job Description
We are recruiting for a ('Tenant Rep') Commercial Property Consultant position based in the West End, Central London with an independent, forward-thinking commercial property agency and real estate advisory.
Our client is looking for a Commercial Property Consultant who has 1-3yrs of experience working in conventional commercial property leasing, acting on behalf of commercial tenants or tenant representation. This is not serviced office leasing.
This role will involve solely dealing with tenant representation; negotiating long leases on behalf of commercial tenants and so candidates must have a full grasp of:
* The types of commercial property agreements/contracts with the landlord; 'Leases Outside The Act' (The Landlord & Tenant Act 1954).
* Negotiating the length of lease, dilapidation clauses and subletting ('alienation clauses')
* Negotiating upfront costs like deposits
* Size of the space being leased
* Flexibility; break clauses
* Control; within regulatory constraints, what can be done with the leased commercial space in terms of furnishing, fit-out, and decorating

Benefits Include:
* Salary: £25,000 – £35,000; higher depending on 3yrs of 'tenant rep' experience
* Commissions: 15% on all deals; average deal values are between £7k – £8k
* (OTE) On Target Earnings: £60,000
* Working Hours: Monday to Friday 9am – 6pm
Responsibilities of the Commercial Property Consultant:
* You will work within the Commercial team, and be responsible for maintaining client relations, assessing applicants’ needs, liaising with other departments in the firm, and negotiating deals to conclusion on behalf of commercial tenants.
* Working alongside the commercial agency team
* Answering telephone calls in a professional manner and booking viewings
* Assessing applicant’s needs
* Responding to queries from clients and prospective applicants via e-mail and telephone
* Maintaining good relationships with existing clients
* Promoting properties via different mediums including social media channels
* Liaising with tenants, applicants and landlords to identify their requirements
* Administrative tasks
* Booking and accompanying applicants on property viewings, providing landlords with feedback
* Building strong relationships with landlords and tenants
* Working with all departments in the firm, helping and learning where necessary
* Daily and weekly reporting to seniors
